This Section 13 notice enables you to increase rent by following the correct statutory procedure.  There are statutory processes for increasing the rent in Assured Shorthold Tenancies. This is provided by section 13 of the Act.

It is important to understand the purpose of the section 13 procedure. It is intended to allow landlords to have a means of increasing rent during periodic tenancies. It is not available to use during the fixed term of the tenancy.

This Section 13 Notice includes comprehensive guidance notes and is available to download immediately.

Please note that the Coronavirus Act 2020 has amended the notice period that needs to be given to a tenant to evict them, and the courts have published guidelines on what hearings and applications they will deal with during the lock down. That advice is changing daily and so prior to completing and serving the notice we suggest that you check whether the current government guidelines will enable you to end the tenancy. [Our no quibble money back guarantee still applies if you are unable to use our product due to the coronavirus]
