Rent Act 1977, Fair Rent and Protected Tenants

The Rent Act 1977 introduced new rights for qualifying tenants to be protected in their tenancies by introducing regulated 'Fair Rents' which would be registered. 

This protected from unfair rents and protected them from eviction, (hence the term Protected Tenant', without a Possession Order from the Court.  This Act also introduced rights to a spouse/partner and dependents to take on the tenancy in the case where a lead tenant dies.

Certain tenancies were excluded by the Rent Act 1977 including: Holiday Lettings, Student lettings, Tenancies where the owner lived in the property.
